Lake Charles in the City of Port Saint Lucie's, St Lucie West area is an absolute jewel of a community. The entry way is lush and well manicured leading to a manned gate. That's right a guard gate with an actual human being standing guard. The sense of security is magnified by the active Home Owners Association's "Citizen Patrol." Lake Charles is a very nice community and the residence seem ready willing and able to keep it that way.

                      

The Bank Owned foreclosure and short sale market that have hit Port St. Lucie real estate, has not totally spared the real estate values in St. Lucie West. There are some excellent bargains to be had. If you are looking for a great deal on a Bank Owned Property, a foreclosed home or a short sale home in the St. Lucie West real estate market, Lake Charles would be a great place to look. When a good deal on a Short Sale property, Bank Owned home or Foreclosed real estate comes on the market you will have to act quick, the good ones go fast, the good ones in Lake Charles will go even quicker.

The streets of Lake Charles are lined with side walks and mature vegetation. The developers did a very good job of mixing up the architectural design so you never feel like the home styles are repetitive. The designer also did an excellent job in keeping similar sized houses clustered together, larger estate size homes are together. The same with the smaller villa style homes they are all together as it should be.

The best thing about being a buyer's agent in the St. Lucie West real estate market is getting to show customers the incredible deals in communities like Lake Charles. Places like this where completely out of many buyers price range just a few short years ago. I love to see the look on peoples faces when they realize they can afford to live in a place like this. 

 The common grounds and amenities in Lake Charles are also a real plus. The developer set aside much more green space then many other communities that were developed back in the late 90's. The result is a community that feels open, vibrant and natural. The low HOA fees seem like a real bargain when you consider you get all that open space and a pool, a club house, tennis courts, a manned front gate and an electronic back gate, and believe it or not, Lawn maintenance.

If you have not seen The Town of Tradition, located on the western edge of Port St Lucie Florida, you are missing out on something special.

Heatherwood is located within the City limits of Port St. Lucie, in the prestigious St. Lucie West area. This gated community is remarkable in many ways. Even by the very high standards and expectations set and met in Port Saint Lucie's, St. Lucie West. As an Exclusive buyers agent a community like Heatherwood is a joy to show. I never have to worry about disappointing my buyers when I show them a home here. The homes are beautiful. The lawns and landscaping are all well manicured and  the homes are nicely maintained. Heatherwood makes Port Saint Lucie and St. Lucie West proud . If you are considering this area of Florida, Heatherwood is a must see for all that desire quite, clean streets and great neighbors.

          

The entrance to Heatherwood is not overly impressive, as a matter of fact, it is some what understated. There are two electronic gates located at opposite ends of the community, which is great for coming and going.

             

The HOA dues are incredibly low at under $90 per mo. The amenities are just as low, with the exception of the gates and community park, Heatherwood has no other community supported offerings. Many of the residents tell me they prefer it that way. One resident told me "if you want a pool build one, if you want a Gym join one" .       

             

Construction in Heatherwood began in 1989 at a time when space between homes and proper set backs was expected.

                

Athough no two houses look the same, the standard of construction and the uniformity of quality blend together to create a Master Class Community.

         

           

          

           

Currently there are 5 properties on the market in Heatherwood ranging in price from $175,000 to $270,000. Because of the custom and individual nature of each home, it would be unfair to price this community by the square footage. My wife Denise Allen and I recently sold a Bank Owned here in Heatherwood. It was a 3/2/2 with a pool overlooking the lake, it was approimently 2000 sq ft and needed alot of work. We sold it in 3 days for full asking price at $156,000.
